Please read these Terms of Service (“Terms”) carefully before using the ExtendedStays.com.au website (“Site”) operated by ExtendedStays.com.au (“we”, “us” or “our”). By accessing or using the Site, you agree to be bound by these Terms.

1. Use of This Site

You may use this Site for lawful purposes only. By accessing the Site, you agree that you will not:

  • Use the Site in any way that violates applicable local, national or international laws or regulations.
  • Transmit any unsolicited or unauthorised advertising or promotional material.
  • Attempt to gain unauthorised access to any part of the Site, its servers, or any connected systems.
  • Reproduce, duplicate, copy or re-sell any part of the Site without our express written consent.
  • Provide false, misleading or inaccurate information in any enquiry or communication.

We reserve the right to restrict or terminate access to the Site for any user who violates these Terms.

2. Enquiry and Introduction Service

ExtendedStays.com.au is an accommodation sourcing and introduction service. We connect individuals and corporate clients seeking extended-stay accommodation with independent, third-party accommodation providers across Australia. We do not own, operate, manage or control any of the properties, and we are not an accommodation provider ourselves. Specifically:

  • We act as an intermediary only. We are not a party to any accommodation agreement reached between you and a provider.
  • Submitting an enquiry through our Site does not constitute a booking or reservation.
  • Any agreement regarding accommodation, pricing, cancellation or conditions is made directly between you and the accommodation provider.
  • We endeavour to introduce you to suitable providers but do not guarantee availability or pricing at the time of enquiry.

3. No Booking Fees

Our introduction and enquiry service is currently provided at no cost to you — we do not presently charge booking fees, service fees or commissions to guests or enquirers. Should we introduce any such fee in the future, it will be clearly disclosed before you incur it. Any fees associated with an accommodation stay are set and charged directly by the accommodation provider, independent of ExtendedStays.com.au.

4. Accuracy of Information

We endeavour to keep property listings, location information and service descriptions accurate and up to date. However, we make no warranty, express or implied, as to the completeness, accuracy or currency of any information on the Site. Property details, including pricing, availability and amenities, are subject to change without notice. Any savings figures (such as “up to 35%”) are indicative only — based on furnished-apartment rates for stays of 14 nights or more compared with equivalent short-term and online nightly rates — and actual savings vary by city, property, length of stay and season.

5. Intellectual Property

All content on this Site, including but not limited to text, images, logos, graphics and software, is the property of ExtendedStays.com.au or its content licensors and is protected by Australian and international copyright law. You may not reproduce, distribute or create derivative works from any Site content without our prior written permission.

6. Limitation of Liability

To the maximum extent permitted by applicable law, ExtendedStays.com.au and its directors, employees and agents will not be liable for:

  • Any indirect, incidental, special, consequential or punitive damages arising from your use of the Site or any accommodation arranged through our introductions.
  • Any loss of profits, data, goodwill or other intangible losses.
  • Any damage resulting from unauthorised access to your personal information, provided we have taken reasonable security measures.
  • The acts or omissions of accommodation providers introduced through our service.

Nothing in these Terms excludes, restricts or modifies any right or remedy, or any guarantee, warranty or condition imposed by the Australian Consumer Law, to the extent that such exclusion would be unlawful.
